These Terms and Conditions ("Terms") govern your use of the website operated by Mila Letit Thai Co., Ltd. ("Company", "we", "us", "our") and the booking of short-term rental accommodation and related property-management services offered through this website. By accessing the website or making a booking, you ("Guest", "you") agree to be bound by these Terms.

1. Services

The Company provides short-term rental of villas and apartments located in Phuket, Thailand, together with associated guest services such as cleaning, maintenance, check-in support, and concierge assistance. Each property is described on its individual page on this website. Photographs, floor areas, and amenity lists are provided for general guidance; minor variations may occur.

2. Bookings

A booking enquiry submitted through the website does not constitute a confirmed reservation. A reservation is confirmed only after we have acknowledged availability in writing and the required deposit has been received. We reserve the right to decline any booking at our discretion.

2.1 Eligibility

You must be at least 18 years of age and able to enter into a legally binding contract to make a booking.

3. Prices and Payment

• All prices are displayed and charged in Thai Baht (THB) unless otherwise agreed in writing.
• Nightly rates shown on property pages are starting ("from") rates and may vary by season, length of stay, and occupancy. The final price is confirmed at the time of booking.
• Rates are inclusive of applicable taxes unless stated otherwise. A refundable security deposit may be required and is specified at the time of booking.
• Accepted payment methods: Visa and MasterCard, bank transfer, PromptPay, and cash in THB. Card payments are processed through a secure, PCI-DSS-compliant payment gateway.
• A deposit of 30% of the total is payable to confirm the reservation. The remaining balance is due 30 days before check-in, or in full at the time of booking for reservations made within 30 days of arrival.

4. Cancellation and Refunds

Cancellations and refunds are governed by our Refund & Cancellation Policy, which forms part of these Terms.

5. Check-in, Check-out and House Rules

• Standard check-in is from 14:00; standard check-out is by 12:00. Early check-in and late check-out are subject to availability and may incur a fee.
• The number of guests must not exceed the maximum stated for the property without prior written consent.
• Parties and events are not permitted without prior written consent. Quiet hours apply after 22:00.
• Smoking is permitted in designated outdoor areas only. Pets are allowed by prior arrangement only.
• Guests are responsible for any damage to the property or its contents beyond normal wear and tear, which may be deducted from the security deposit or invoiced separately.

6. Guest Responsibilities

You agree to use the property responsibly, to comply with all applicable Thai laws and the rules of the relevant residential estate or condominium, and to treat staff and neighbours with respect. We reserve the right to terminate a stay without refund in cases of serious or repeated breach of these Terms.

7. Liability

To the maximum extent permitted by Thai law, the Company is not liable for indirect or consequential losses. Our total liability in connection with a booking shall not exceed the total amount paid for that booking. Nothing in these Terms excludes liability that cannot be excluded by law. Guests are strongly advised to obtain their own travel and personal insurance.

8. Force Majeure

The Company is not liable for failure to perform its obligations where such failure results from events beyond its reasonable control, including but not limited to natural disasters, extreme weather, government action, or public-health emergencies.

9. Privacy

Your personal data is handled in accordance with our Privacy Policy and Personal Data Processing Notice, prepared in line with Thailand's Personal Data Protection Act (PDPA).

10. Governing Law

These Terms are governed by the laws of the Kingdom of Thailand. Any dispute shall be subject to the exclusive jurisdiction of the courts of Phuket, Thailand.
