This policy describes the payment methods we accept, the currency used, transaction security, and how our services are delivered. It forms part of our Terms & Conditions.

1. Products and Services

We provide short-term rental of villas and apartments in Phuket, Thailand, together with related guest and property-management services. Each property, its description, amenities, and starting nightly rate are shown on its individual page on this website.

2. Currency

All prices are quoted and charged in Thai Baht (THB). If your card is denominated in another currency, your bank will apply its own exchange rate and any conversion fees.

3. Accepted Payment Methods

  • Credit / Debit Cards: Visa and MasterCard, processed through a secure, PCI-DSS-compliant payment gateway.
  • Bank Transfer: to the Company's account in THB (and, by arrangement, USD or EUR).
  • PromptPay: Thailand's national instant-payment system.
  • Cash: in THB, for on-site payments such as security deposits, by prior arrangement.

4. Payment Schedule

  • A 30% deposit confirms the reservation.
  • The remaining 70% is due 30 days before check-in.
  • Bookings made within 30 days of arrival are paid in full at the time of booking.

5. Transaction Security

Card payments are processed by a certified third-party payment provider using encryption (TLS) and PCI-DSS standards. The Company does not store full card details on its own systems. We apply fraud-prevention measures and may request additional verification for certain transactions.

6. Service Delivery

As we provide accommodation services rather than physical goods, "delivery" means provision of access to the booked property on the agreed check-in date. Upon confirmation of payment, you will receive a written booking confirmation by email containing your reservation details. Check-in instructions, the exact address, and access details are provided ahead of arrival, normally 1–3 days before check-in.

  • Booking confirmation: issued by email immediately after the deposit is received.
  • Check-in details: provided 1–3 days before arrival.
  • Standard check-in: from 14:00 on the arrival date. Check-out: by 12:00 on the departure date.
  • Support: guest assistance is available throughout the stay; emergency support is available 24/7.

7. Receipts and Invoices

A receipt is issued for every payment. Tax invoices can be provided on request to milaletitthai@gmail.com.

8. Refunds

Refunds are governed by our Refund & Cancellation Policy.
