This Refund & Cancellation Policy explains the terms under which bookings made with Mila Letit Thai Co., Ltd. ("Company") may be cancelled and refunds issued. It forms part of our Terms & Conditions. All amounts are in Thai Baht (THB).

1. Deposit and Payment

A deposit of 30% of the total booking value is required to confirm a reservation. The remaining 70% is due 30 days before check-in. Bookings made within 30 days of arrival are payable in full at the time of booking.

2. Cancellation by the Guest

  • 30 days or more before check-in: full refund of the deposit (or full amount paid), less any non-refundable third-party transaction fees.
  • 15 to 29 days before check-in: 50% of the deposit is refundable; the remaining balance, if paid, is refunded in full.
  • Fewer than 15 days before check-in: the deposit is non-refundable. Any balance paid beyond the deposit is refunded.
  • No-show or early departure: no refund is provided for unused nights.

3. How to Cancel

To cancel, send a written request to milaletitthai@gmail.com stating your booking name and dates. The cancellation takes effect on the date we receive your written request. We will confirm receipt and the applicable refund in writing.

4. Refund Method and Timing

Approved refunds are issued using the original payment method where possible. Card refunds are typically processed within 7–14 business days, though the time for funds to appear depends on your bank or card issuer. Bank-transfer refunds are processed within 7 business days.

5. Cancellation by the Company

In the rare event that we must cancel a confirmed booking (for example, due to unforeseen property issues), we will offer a comparable alternative property where available, or a full refund of all amounts paid. The Company's liability is limited to the amount paid for the booking.

6. Force Majeure

For cancellations caused by events beyond reasonable control (natural disasters, government travel restrictions, public-health emergencies), we will work with you in good faith to offer a credit for a future stay or a partial/full refund, assessed on a case-by-case basis.

7. Security Deposit

Where a refundable security deposit is collected, it is returned within 7 days after check-out, less any deductions for damage beyond normal wear and tear, missing items, or breach of house rules, which will be itemised in writing.
